Documents required to be submitted to the bank for consideration of a mortgage loan:
1. Deposit contract.
2. Appraisal of the property.
3. Permanent employment contract, not less than 3 years old.
4. Tax returns for the last two years.
5. Employment certificate (indicate position, salary).
6. Certificate from the land register of the place of residence.
7. Bank statements for the last 6 months.
8. Certificate from the credit history bureau of the place of residence.
Important! All documents must be translated into Spanish by a sworn translator on Spanish territory.
According to Spanish law, taxes and purchase costs are the responsibility of the buyer.
Tax on the main property in Barcelona: 10% VAT plus 1.5% AJD on the value of the property.
Tax on secondary residence: 10%.
Notary and registry fees depend on the value of the property and the notary contract.

Additional costs when applying for a mortgage
– Valuation from 600 euros.
– Bank fee for the mortgage study, minimum 750 euros and up to 1% of the approved amount.
